If you are a mortgage broker who is looking for a wholesale lender for a ranch loan or acreage loan and you are already representing a client, please read the following information before contacting us:

We regularly work with brokers all over the country to help them provide financing for their clients who are purchasing or refinancing ranch property , commercial vineyards, or homes on acreage. However, the following conditions apply:

-A point letter or fee agreement signed by your client that outlines your compensation must be included with the application. This payment to you is paid out of escrow and listed on the Good Faith Estimate per all applicable RESPA guidelines and state regulations.

-All applications, and disclosures are to be made on our forms and in our name as are the appraisal(s).

-We have a non-solicitation policy for broker referrals. That is, we do not market directly to your clients after their loan closes. If you are happy with our services, we hope to develop a long term relationship with you.

-Most brokers referring clients to us prefer to remain involved as the point person during the entire loan process. Others choose just to send us the file and let us do all the work. It's completely up to you.

-We are not a commercial lender. Our niche is homes on acreage. While there can be a part-time vineyard or equestrian facility (for example) on the property, and it can be zoned agricultural, if it is 100% a blatant commercial venture, and the only source of income for the owner, we would not be the best lender for this scenario.

-We do not have a wholesale division. Therefore, we are unable to share in any yield spread premiums or SRP's with brokers so your point letter or fee agreement will be the only method available for your compensation.
